Located on the east of Kenilworth on a south facing slope, with road access and a good, long road frontage to Crewe Lane, Southcrest Arboretum is a unique opportunity within the greater Midlands area, to purchase an established woodland of such variety.

Planting commenced in the spring of 1972 and, over the last 50 years, over 250 trees have been planted of numerous species. From the widely recognised deciduous English Oak and Common Beech to the rarer Indian Bean trees and Alpine Cider Gums. Likewise coniferous species range from Scots Pine and Blue Cedar to Golden Pfitzer and Weeping Spruce, In all, an arboriculturalist’s delight.

Laid out to take advantage of the south facing slope, on a relatively free draining light sandy soiled site, the planting is divided into blocks, with a number of rides leading down from the lane gate. Essential focus is provided by the wildlife pool with water lilies and other aquatic plants, which is a haven for the many birds and mammals that frequent the woodland.

The arboretum has been well maintained over the years and has a fairly comprehensive planting record of both genus and common names, planting dates, location and notes of growing success (or otherwise). It now gives an enthusiastic buyer a superb opportunity to take the arboretum forward, continuing the management and perhaps enhancing further, its contents.

Tenure and Possession
The arboretum is freehold and vacant possession will be given upon completion, scheduled for 28 days after the auction, ie 20th July 2021 (or earlier by mutual agreement). On the fall of the hammer the successful purchaser will be required to sign the auction contract and pay a 10% deposit (minimum £5,000) to the vendor’s solicitors, together with an administration fee of £500 plus VAT to the auctioneers, in the room, on the night.

The woodland is subject to all rights of way and easements that may exist.
Boundaries and Timber
All growing timber is included in the sale. The ownership of boundaries (where known) is delineated by an inward facing ‘T’ mark. There will be a requirement for the purchaser to erect and thereafter maintain a good stock proof fence, not less that treated softwood posts, woven pig wire and two strands of barbed wire on the eastern boundary between points A - b on the plan

From the northeast, Coventry and the A45 ring road, follow the A46 towards Leamington and Warwick. Leave at the first junction (signposted to Stoneleigh). and proceed south for some 400 yards. At the crossroads turn right onto the B4115 and, after approximately half a mile, turn right into Crewe Lane, passing back under the A46 dual carriageway. After about a quarter of a mile, the arboretum will be found on the left hand side, as indicated by the 'Earles' auction sale board.

From the southwest and M40 (Jn 15) take the A46 towards Coventry coming off at the Kenilworth junction, Turn right onto the A452 Leamington Road. At the junction turn immediately left onto the B4115 and, after approximately one mile, turn left into Crewe Lane and follow the directions as above. Approximate Post Code CV8 2DG
Conditions of Sale
The property will, unless previously withdrawn, be sold subject to the Special and General Conditions of Sale, which have been settled by the Vendor’s Solicitor. These conditions may be inspected during the usual office hours at the offices of the vendor’s Solicitor mentioned in these sales particulars during the five days, exclusive of Saturday and Sunday, immediately before and exclusive of the day of the sale. The conditions may also be inspected in the Sale Room at the time of the sale but they will not then be read. The purchaser shall be deemed to bid on those terms whether he shall have inspected the Conditions or not.
