A particularly picturesque block of amenity woodland which will be offered for sale by public auction, subject to prior sale, reserve and conditions, at 6.30pm on Tuesday 22nd June 2021 at The View, Hill Farm Marina, Stratford Road, Wootton Wawen, B95 6DE.
Conveniently located parcels of woodland in this area rarely become available on the open market. Bluebell Wood, (as its name implies), is a carpet of bluebells in the spring having good frontage and access from Shadow Brook lane. The wood contains a number of good sized mature and possibly 'planking' Oak trees, some Sycamore, Ash and Scots Pine, which are a haven for wildlife and could (STPP if required) open up opportunities for 'glamping', recreational use etc. A large population is within easy driving distance, with Birmingham city centre lying only some 8 miles northwest, Coventry a similar distance eastwards and Solihull some 2 miles west.
The auctioneers commend the opportunity to a wide range of potential buyers.
Prospective purchasers should make their own enquiries with the appropriate utility companies for the verification as to the availability, or otherwise, of services.

It is not necessarily the exact final sale price, and is subject to change prior to and up until the day of the auction. Any change in the guide price will reflect a change in the reserve (a figure below which the auctioneer will not be able to sell). The reserve can be expected to be set within the guide range or not more than 10% above a single figure guide. (RICS Common Auction Conditions 7th Edition).
