Overview

A parcel of old established permanent grassland which will be offered for sale by public auction, subject to prior sale, reserve and conditions, at 6.30pm on Tuesday 19th July 2022, at The View, Hill Farm Marina, Stratford Road, Wootton Wawen, Warwickshire, B95 6DE.

Introduction

The extremely well situated parcel of old established grassland has long road frontage to Dark Lane, itself one of a number of quiet country lanes in the area, yet only some 5-6 miles or so south of Birmingham city centre. The roughly triangular shaped parcel of land has good, well established hawthorn hedges to all boundaries, whilst in the northern corner is located a timber framed and clad, mono pitch roofed range of stables approximately 40’ x 12’ (12.12m x 3.65m), together with a timber framed and clad shed for feed storage. This small yard area is fenced off with timber post and rail fencing and could be further developed with other facilities to suit the equine horse/pony grazier.

Situated just to the north of Dark Lane, Hollywood, Wythall is within half a mile, Redditch 5 miles and Henley-in-Arden 8 miles. There is easy access to Birmingham city centre via the A435 Hollywood By-Pass through Kings Heath and Moseley, whilst the M42/J3 lies approximately 2 miles south along the A435 dual carriageway.

Small parcels of grazing land in such locations only come onto the open market occasionally and, therefore, the auctioneers commend early inspection.

Agents' Note
The guide price offers an indication of the price below which the vendor is not willing to sell. It is not necessarily the exact final sale price, and is subject to change prior to and up until the day of the auction. Any change in the guide price will reflect a change in the reserve (a figure below which the auctioneer will not be able to sell). The reserve can be expected to be set within the guide range or not more than 10% above a single figure guide. (RICS Common Auction Conditions 7th Edition).
