Introduction

This useful block of land with potential is situated in the heart of the Vale of Evesham and is accessed via Common Road, which is within easy walking distance of the town centre.

The land, which extends to approximately 0.58 acres (0.23 ha), with an area of concreted hardstanding, is roughly triangular in shape and comprises a large, mainly flat, area to the North-East, narrowing down to have frontage to and a part of the river towpath (approximately 200' ( 60 metres).

The land was formerly used as a wharf, when commercial river traffic plied the River Avon from its confluence with the River Severn at Tewkesbury up to Stratford-upon-Avon.

Tenure and Possession
The property is Freehold and vacant possession will be given upon completion, scheduled for 28 days after the auction, i.e. 23rd November 2021 (or earlier by mutual agreement). On the fall of the hammer, the successful purchaser will be required to sign the auction contract and pay a 10% deposit (minimum £5,000) to the vendor’s solicitors, together with an administration fee of £500 (plus VAT) to the auctioneers, in the room, on the night.

Directions
From Birmingham, Redditch, Alcester and the North take the A46 South onto the Evesham bypass, pass over the River Avon and railway line At the first traffic island turn right onto B4035 signposted to “Town Centre”, proceed into Bengeworth, bearing right at the roundabout by the Church and then down Port Street. Pass over the River Avon via the Workman bridge, following the town’s one way system along Mill Street, bear right into Mill Bank and then right again into Common Road, take the first right turn towards the river where the land will be found on the right-hand side as indicated by the ‘Earles’ auction board.

From the South and the M5 (J9) at Tewkesbury, take the A46 north east to Evesham. At the first roundabout on the bypass, go straight over onto the A4184 Cheltenham Road, at the traffic lights just before the river bridge turn right into Waterside (B4035) and at the next traffic lights, at the bottom of Port Street, turn left into Bridge Street following the directions as above.

Conditions of Sale
The property will, unless previously withdrawn, be sold subject to the Special and General Conditions of Sale, which have been settled by the vendor’s solicitor. These conditions may be inspected during the usual office hours at the offices of the vendor’s solicitor mentioned in these sales particulars during the five days, exclusive of Saturday and Sunday, immediately before and exclusive of the day of the sale. The conditions may also be inspected in the Sale Room at the time of the sale, but they will not then be read. The purchaser shall be deemed to bid on those terms whether he shall have inspected the Conditions or not.
